Honestly, the photos do not do the space justice. It’s stunning. We had plenty of room for 7 of us; our concierge Ruben was fantastic; and the host was very proactive is finding catering and activity recommendations. This is a very hilly area and lots of stairs, but we enjoyed walking the neighborhood and down to the beach for exercise. I would stay here every single time I come to Cabo!

The pictures really do not do the place justice. AMAZING views (including whales) from every room in the villa, all the stairs are worth it! We loved that each bedroom was its own suite with private bathroom. Cabo Villas staff and our concierge Hector were wonderful to work with. We will be coming back to this villa when we return to Cabo!

From the onset, the host was responsive, communicative, and friendly. Once we arrived, we were greeted by our personal concierge who was a huge asset throughout the trip whenever we needed anything. The villa is breathtaking, the photos don't even do it justice. The place is huge, with each room having a separate entryway and bathroom, and the common areas having plenty of seating. There are breathtaking views of the ocean throughout the home and the place sits in the best neighborhood, Pedregal. There was daily housekeeping which was wonderful, they did a great job of keeping the place spotless. Overall, I would give this place 5 stars (more if I could!).

The property was stunning and very comfortable for our group of 14. Amazing views of the ocean including morning whale watching! As a group of women traveling to Mexico, we felt very safe and secure in Pedregal. I also can't be more appreciative of our concierge, Pablo. He was very responsive and helpful at all hours of the day, and knowing that someone was keeping an eye on our group gave us comfort. Cabo Villas was fantastic to work with, helping us coordinate private chef catering and transportation. Looking forward to booking our next vacation through Cabo Villas.

The home was beautiful. This was far from a standard square home. Each floor was unique with amazing views. We enjoyed having nearly separate living spaces for each couple. The location was perfect for our group. We felt very safe in this area yet close to nearby attractions and restaurants. We even had a free hike when we wanted to walk to the house through the beautiful community. Alexandria and Ivan were both very helpful. The daily cleaning service was a nice element to keep our large family organized. The pool was a perfect size with an amazing view. We used the in-villa catering when we arrived which we highly recommend. We also had in-villa spa services that were great and so easy. My only criticisms would be; 1. The beds were very firm to American standards. We all had trouble adjusting to the beds. 2. I would love to see additional rails added to the rooms with double queens which served as our kids rooms. The railing on the balcony was very low so we were constantly concerned with the kids getting out to the balcony. I recognize that would be a significant expense. This home has seven floors. We enjoyed the daily challenge of the steps, but I would not recommend this house if you are mobility challenged. Thank you VillaCabos.com for a great home and experience. Cabo Villas was fantastic to work with as well. My group loved the catering packages. We would definitely stay here again.

We had a special dinner at the house and on very short notice Ivan was able to secure a personalized cake to round out the celebration. My only note to future renters is there is a lot of stairs and we had my parents with us and the stairs were a challenge for them. With that being said, they loved the house. All really enjoyed the large main level with the pool, very relaxing and the view was incredible.

There’s even dedicated transportation. And our concierge Ivan was the best in the business, setting up our reservations and giving the best tips on where to go.

Even More beautiful in person

Seeing the whales from your window in the morning was unlike anything I’d ever experienced. The only downside is the stairs. I recommend being fit or somewhat fit to climb them. Especially with groceries and luggage. But honestly I didn’t think about them afterward because the house was absolutely phenomenal. Our concierge Pedro was an absolute joy to work with. He always responded in a timely manner and my guest and I appreciated it very much.

Very clean and amazing views. Be sure to bring binoculars if you're here during whale watching season. No one suggested it to us which was a bummer.

The whales were very active in December so we had daily entertainment from the ocean. The house could use some new appliances but is well maintained. The daily housekeeper was very thorough and did a wonderful job keeping us fresh with linens. Great concierge service by Angel, tending to our transportation needs to town for dinners.

The property was spectacular, and the views of the ocean were wonderful. The pool and hot tub were great, the bedrooms spacious and we were close to town. Overall, an amazing experience in Cabo and we will definitely be back soon!

All rooms are set up like small living areas! The master suite is amazing! Very comfortable for multiple families or a couples retreat! Extremely clean villa. Tastefully decorated and very relaxing! There were 11 women with our group and there was more than enough space! All rooms had a beautiful ocean view! Daily cleaning was an added bonus! If anyone in your group has difficulty walking or handicapped this is not the villa for you; hence, 132 stairs to the top! Great leg workout daily! Pool was beautiful and fun ! I could go on and on about the villa but you’ll have to see it yourself! The pics don’t serve justice! The margaritas and chips the first day was a great start to our trip! The daily cleaning was awesome! Angel was our concierge and he did an exceptional job! 11 women, lots of last minute changes but he was more than accommodating and very patient! Thanks so much Angel! Thanks Cabovillas for giving me a memorable experience for my milestone birthday! I look forward to returning!

Everything was as beautiful as expected and then some. We were so happy with the villa, the amenities, and the additional services. I would highly recommend to anyone asking, and I can’t wait to come back!

We have stayed in Pedregal multiple times and we absolutely loved this house and location. It's walking distance from the beach; I prefer to be there rather than the other side of the hill facing the city. The city is a little further away, but we would have taken an uber anyway so it's not a big deal. The house itself is amazing. Every room has an incredible view -- almost like 5-6 separate units with their own bedroom, bathroom, and sometimes kitchenette -- so you get great privacy, but then also these beautiful lush common areas to hang out. Pool, hot tub, patio, fire pit, etc. I highly recommend and would stay here again in a second. Our trip was 5 couples (10 people) and we are discerning, high-end travelers. YOU WILL LOVE IT!

Everything was perfect for our Framily of 11 adults, As in most of Mexico (it appears) the railings are low so a family with young children would want to look at that aspect closely. For us it was perfection!!!

Comfortably housed all twelve of us and had a view that you cannot beat. Our assigned concierge, Angel, was so amazing and would have cabs ready for us whenever we needed them. Can’t thank y’all enough - my wife and I are taking about our next trip with Cabo Villas for our anniversary. Highly recommended.

We went for a bachelorette party, and our expectations were far surpassed. The house was absolutely beautiful, almost too big for our group of 10, with each room not only having its own bathroom, but also a sitting area and kitchenette, feeling like an apartment. The views were incredible and seen from almost every angle, it felt like a house built into the rocks, and had so many luxurious amenities (balconies, hammocks, a day bed and wadding pool in the master). No detail was left unnoticed. But by far, the best amenity the house provided was our concierge. Our concierge was Hector, and he was the most incredible host we could have asked for. I had no idea how much help he would be. Being in a different country, he was able to arrange everything we needed. He answered every single time I called. He knew all the contacts in Cabo so he was able to arrange cabs, let us know what activities we should look into, and take care of us in the event we were running behind on our reservation, etc. He also made the best welcome margarita for our group we've ever had - still raving about it! All in all, the house was gorgeous and perfect for us (even though the reviews aren't kidding about all the stairs) but our experience would not have been the same without Hector. Thank you for such a fabulous vacation! Would recommend this place to anyone!!!

Beautiful accommodations! Amazing views! There were a lot of stairs, but we were ok with that.

The villa was perfect! We had enough space for the boys to spread out (offensive linemen for Katy High School). Each had their own room to sleep and relax in. The pool was a fun place to congregate after a day of fishing, or being out on ATVs. The boys used the fire pit to sit around and talk after their nights out on the town. Truly a trip of a lifetime for them. Thank you so much ESSV! and the Villa management team and maids. Couldn't be happier.

I would give it 4.5 stars. If you can believe it, the Villa is better than the pictures make it look (and the pictures are top notch). The master bedroom on the top floor is by far the most luxurious room, but everyone was pretty satisfied with the other rooms - they're all nicely arranged and comfortable. Our group of course loved the pool and hot tub, and the front porch (two rockers, two lounge chairs and a big table and chairs) just a few feet from the pool was another hangout to get out of the sun. We also saw whales breaching and leaping from the pool each day, which we didn't expect and was an added bones. The beach is only a 5 minute walk from the Villa and it's spectacular. Beautiful sand, rocky bluffs and waves crashing on the shore. It's not exactly swimmable due to the waves, but some of our group cooled off in the ocean during the day. It's also a beautiful sunset walk and looking back on the Villas from the beach is lovely at night with all the Villas lit up. It doesn't get cold, but semi-cool during February at night, so the gas fire pit was a nightly hangout. Another nice feature was the wifi, and the wifi phone which allowed us to call our families back home for free. Note that there are maids that come in each day and spend a good deal of the day cleaning the Villa. It was nice to have the maid clean the public space each day (the kitchen mainly), and we told her that we only needed the bedrooms cleaned once during the week. Also note that the dishwasher does leak, but we put a towel down and it wasn't a big deal.

The villa was, as previously mentioned, indeed placed on the side of the hill with lots of steps. But no neighbor on one side, which was great. The view was spectacular, and unlike many places in Pedregal, the beach was an easy 4-5 minute walk. We could watch the whales from the balconies. The kitchen was well-stocked with dishes and pots, and the living space on the main floor was large and well appointed. Everything very clean and well maintained. The rooms are a bit uneven in terms of quality, which wasn't a big problem for us, but for couples traveling together it might be. The master suite is amazing. Lots of hammocks and outdoor sitting areas that enabled people to find private space so that it never felt crowded. The pool isn't really big, but was perfect size for the young children. Only downside was that the toilets did not all work properly and repeated calls brought a plumber once, who plunged and remedied the situation for a couple of hours.

Six bedrooms and the higher you go, the better they get--the master at the top floor has to be seen to be believed. The hot tub flows into the infinity pool with a killer view of the sea. Have seem whales off the coast from the pool. It is not only positioned for the view but you get plenty of sun as well. The house has all the expected amenities--Wi-Fi, phone, Sat TV, full kitchen, plus plenty of outdoor shaded seating with views. The only drawback is given the many levels, there are a lot of stairs to climb.

The layout of the house on a hillside was very interesting and eclectic. The house, pool and the furniture was in very good shape. Only a few negatives. We were aware of many stairs to negotiate. Do not take this lightly. If you want the workout it can be a positive but if anybody has a physical issue this is a problem. We had a few other issues as well. We did not need the 6th bedroom but noticed that it was small and did not smell good? The outdoor propane BBQ does not work properly. It does not have sufficient heat capacity for cooking hot.

Each bedroom is uniquely painted and appointed and each is located to provide absolute privacy from the others. The furnishings are lavish yet comfortable, the views stunning. The master suite is enormous, private and comfortable. Be aware that the villa is perched on a hill and there are many, many steps -- if you are fit and enjoy stairs, this is the villa for you.
